Robert Ackermann at Creative Management Services has been our Property Manager for well over 10 years, longer than I have been on the Board of Directors. Please allow this letter to introduce our Property Manager Mr. Robert Ackermann and his company, Creative Management Services, Inc. Mr. Ackermann has been the Property Manager for Bucknell Common for six or seven years now, since we parted ways with a so-called "full service" property management company. This previous company' promised top-notch service at a reasonable price and delivered negligible service at a premium price along with no-choice vendors who did shoddy work for exorbitant_prices. In Fifteen years we had been able to amass a reserve account of only $43,000.  In contrast, since taking over the position of Property Manager at Bucknell Common, Mr. Ackermann has provided timely, trustworthy financial services at a price that saves us considerable money. He is available to Board members and residents alike, responding to inquiries usually within 24 hours. He has no required vendors attached to his services, but has proved an invaluable source of advice in choosing vendors who contract with Bucknell Common and answer to our Board.   During his tenure Mr. Ackermann has-reduced our delinquency by 50% and our budget expenditures by over30%. In that time our Reserve Fund has gone from $43,000 to over $150,000 - without raising our monthly assessment. Mr. Ackermann is very good at what he does.  In conclusion I must mention what I consider to be Mr. Ackermann's most valuable quality, that is his integrity. Over the years that we have worked closely together I have come to trust his honesty and the quality of his counsel. He gives advice based on what he feels will be best for the community and without ulterior motives.
